Located in Gary New Duluth next to Stowe School and near the St Louis River, Vintage Acres is a land-lease community with 300 home sites on approximately 100 acres surrounded by woods and wildlife.

Vintage Acres appears to be a typical residential subdivision with wide, well lit streets, sidewalks, spacious yards, a community center and two separate playgrounds. However, the homes are all manufactured in a factory instead of being built on site.

The benefits of manufactured homes are numerous. They are built in a climate-controlled environment in a shorter time period, in a wide variety of sizes and floor plans. All new manufactured homes are built to be nearly maintenance free with vinyl siding and windows, shingled roofs, extra insulation and 2x6 construction. All homes are built to the strictest building standards to meet the National HUD Code and are inspected on site by local city inspectors.

Vintage Acres is populated by a mix of people from young people purchasing their first home to working class families to retirees. Large yards with room for garages, gardens, decks, sheds and an abundance of shade trees allow more flexibility than living in an apartment and without the maintenance and upkeep of a conventional home. More than 28 percent of Vintage Acres residents have lived in the community for over 10 years, 13 percent have lived there more than 15 years.

When asked why he loves Vintage Acres, 20-year resident Jerry Rodenbo states, "It is a nice, clean, quiet place to live and is on the bus line if needed. I like my neighbors and the fact that I can lock my door and leave for longer periods of time and not have to worry about my home. This is becoming harder and harder to find these days."

As a community, Vintage Acres has many events that take place every year including the upcoming craft show, an annual rummage sale, National Night Out picnic, monthly bingo and occasional speakers for special topics. There is even a holiday party for the kids that Santa takes the time to attend.

A variety of housing opportunities exist from factory new, one- and two-section homes to used private or refurbished homes. Since the residents do not have to buy the land or install the underground utilities, it becomes an affordable option in purchasing their own home. Many home sites will also accommodate a garage.

An active citizen patrol and on-site management makes this a safe community for all.
