It took years to build. But the new CVS pharmacy at 12th Avenue East and Superior Street in Duluth finally is complete and scheduled to open on Sunday.
The 13,000-square-foot store and its parking lot fill the entire upper side of the 1200 block of East Superior Street, the former site of a gas station, a house and the Plaza strip mall.
Like Walgreens, it will be open 24 hours, with a pharmacy drive-thru. It is across the street from the Plaza Shopping Center to its south, a Walgreens store to its west, and an Ace hardware store to its east, creating an enhanced retail hub for the neighborhood.
Locating its stores by a Walgreens is a typical move by CVS, as it opts for prime locations already identified by industry giant Walgreens to create pharmacy hubs. Making this particular site extra prime is its proximity to the city’s growing medical district.
The new store is CVS’s third in the Twin Ports, but it was supposed to be its first. Property acquisitions and the buyout of strip mall leases took longer than expected. And the holdout of one tenant, the Beijing Restaurant, delayed construction for up to two years.
In the meantime, CVS entered the Twin Ports market by opening stores in Superior and West Duluth.
Construction of the plaza store began nearly a year ago with site work. Store construction typically takes four or five months, a company official has said. But last winter’s extreme cold and snow - which came early and didn’t release its grip for months - shut down work for 3½ months. The discovery of contaminated soil on the site, mostly old fuel oil, also hampered progress.
Work resumed in April, and the store took shape over the summer. About 20 people have been hired to staff the store.
