A Petition and Report of Examiner of Titles are filed in the above entitled case, brought under Minnesota Statutes Chapter 508. You were identified in the Petition or the Report of Examiner of Titles as a party who may have an interest in the above-described land affected by the Order below. If you object to entry of the Order, you must show cause, if there is any, why this Court should not enter the Order. To object to entry of the Order, you must file an Answer, and pay the filing fee or obtain an order waiving the filing fee, by June 2, 2021 ("the deadline.") No
response or action is required if you have no objection to the Order. If you do not file an
Answer, the Order may issue with no further notice to you.
1. IT IS HEREBY ORDERED that pursuant to Minn. Stat. Section508.67, subd. 2, Community Loan Servicing, LLC, a Delaware limited liability company is now the owner in fee simple of the following described land situated in the County of St. Louis and State of Minnesota, to-wit:
Lot 15 Block 40 NORTONS FAIRMOUNT PARK DIVISION OF DULUTH Lot 16 Block 40 NORTONS FAIRMOUNT PARK DIVISION OF DULUTH
EXCEPT all minerals and mineral rights.
2. IT IS HEREBY FURTHER ORDERED that the St. Louis County Registrar of Titles shall cancel Certificate of Title Nos. 128150 and 306399, and issue in lieu thereof one new Certificate of Title showing Community Loan Servicing, LLC, a Delaware limited liability company, to be the owner in fee simple of the following:

EXCEPT all minerals and mineral rights in Lots 12, 13,14, 15, and 16 herein.
The E1/2 Lot 10, and Lots 11, 12, 13, and 14 are SUBJECT to an easement in favor of the Stale of Minnesota for trunk highway purposes as evidenced by final certificate dated November 13, 1952, and recorded in the office of the Register od Deeds on June 5, 1953 in Book 922 of Deeds page 225.
Lots 15 and 16 are SUBJECT to all the rights acquired by the State of Minnesota in condemnation proceeding had in the above named court in that certain action entitled State of Minnesota vs. William C. Colman, etal, and Sigured A, Arveson, etal, under which the State of Minnesota is now the owner and holder of an easement for trunk highway purposes over and across lands described in said action as set forth in the Notice of Lis Pendens dated April 10, 1946, and recorded in the office of the Register of Deeds on April 29, 1946, in Book 742 of Mortgages page 503, and designated in said proceeding as Parcel 205, S.P. 6910-24 (23-185) 902, and to which reference is hereby made.
Said new Certificate of Title shall be entered subject to the following memorials: Document Nos. 226225 and 452972.
If you choose to object, your Answer must be e-filed by your attorney. If you do not have an attorney, the Answer may be filed by mailing it to: Court Administration, 100 N. 5th Ave. W., Room 320, Duluth, MN 55802, with a check payable to District Court Administrator for $295.00 for the filing fee, or with an order waiving the fee; or the Answer and check or order waiving the fee may be deposited in the District Court drop box at the same location or filed in-person at the same location if the office is open to walk-in public. IT IS FURTHER ORDERED, that a copy of this Order to Show Cause and a copy of the Petition be served:
(a)at least 20 days before the deadline upon the above-named parties residing in this State in the manner provided by law for the service of Summons in a civil action;
(b)at least 20 days before the deadline upon each of the above-named nonresidents and foreign corporations, partnerships, or associations that cannot be found for service in the state, by personal service out-of-state, or in the alternative, by two weeks published notice of the Order to Show Cause and by sending a copy of this Order and the Petition at least 24 days before the deadline by first class mail to the non-resident's or foreign entity's out-of-state post office address;
(c)upon each of the above-named parties who cannot be found by two weeks published notice of the Order to Show Cause and by sending a copy of this Order and the Petition at least 24 days before the deadline by first class mail to the last known address of the party and by sending another copy of this Order and the Petition at least 24 days before the deadline by first class mail to the address of such party as stated on the Certificate of Title if an address is so stated.
