NOTICE OF MORTGAGE FORECLOSURE SALE NOTICE IS HEREBY GIVEN, that default has occurred in the conditions of a mortgage dated July 5, 2017, executed by Easy Street Place, LLC and Prosperity House, LLC and Cedar Grove, LLC all Minnesota Limited Liability Companies as mortgagors to Great North Capital Consultants, Inc.

NOTICE OF MORTGAGE FORECLOSURE SALE

NOTICE IS HEREBY GIVEN, that default has occurred in the conditions of a mortgage dated July 5, 2017, executed by Easy Street Place, LLC and Prosperity House, LLC and Cedar Grove, LLC all Minnesota Limited Liability Companies as mortgagors to Great North Capital Consultants, Inc. a Minnesota corporation as mortgagee in the original or maximum principal amount of One Hunded Fifteen Thousand and 00/100 ($115,000.00) Dollars, recorded with the St. Louis County Registrar of Titles, State of Minnesota, on 9/20/2017 as doc. no. 989969.0 and the St. Louis County Recorder, State of Minnesota on 10/03/2017, as doc no. 01319194; that there has been compliance with all notice provisions and conditions precedent as required by law; that no action or proceeding has been instituted at law to recover any part of the debt secured by said mortgage;



That the mortgagee or assignee has elected to declare the entire sum secured by the mortgage to be immediately due and payable as provided in the Note and Mortgage;



That there is claimed to be due thereon the sum of One Hundred Forty-One Thousand Five Hundred Seventy-Two and 75/100 ($141,572.75) Dollars on this date; and



That pursuant to the power of sale therein contained, said mortgage will be foreclosed and the tracts of land lying in and being in St. Louis County, Minnesota, described as follows, to wit:

Commencing at a point on the E'ly line of Seventh Avenue East in the City of Duluth, 35 feet N'ly of the N'ly line of the alley between Fifth and Sixth Streets; running thence E'ly parallel with N'ly line of said alley 100 feet to the E'ly line of said lot 4; running thence N'ly at right angles to said last mentioned line 35 feet; running thence W'ly at right angles to last mentioned line 100 feet to the E'ly line of Seventh Avenue East; running thence S'ly along said E'ly line of Seventh Avenue East, 35 feet to the place of beginning, intending to describe a rectangular piece of land 35 feet by 100 feet. East one-half (1/2) of Lot Three (3), Block Five (5), NORTON'S DIVISION OF DULUTH, according to the plat thereof, St. Louis County, Minnesota.
