A new apartment building soon could be coming to Duluth’s Endion neighborhood.

Launch Properties proposes to build a 98-unit apartment building in the 2200 block of South Street just east of the 148-unit Endi apartment complex that opened at the corner of 21st Avenue East and London Road in 2015.

If the Duluth Planning Commission signs off on the project July 9, Launch intends to tear down four existing single-family homes to make way for its apartment building, which will stand 66 feet tall, plus a bit more for an elevator mechanical system. The structure would require a variance, due to the site’s close proximity to a residential district. The proposed building would be four stories tall, with six floors on the downslope side of the site.

Parking would be tucked away on the ground floor of the 15,000-square-foot building along with leasing, maintenance and other functions.

Officials from Launch did not return calls from the News Tribune on Monday and Tuesday to discuss project details, including their target market.

Launch Properties is a Minneapolis-based real estate development firm founded in 2011. It boasts investing more than $200 million in a portfolio of more than 20 projects that brought more than 900,000 square feet of space onto the market.

In Duluth, Launch recently put up a Starbucks cafe and a clinic for Aspen Dental near the corner of West Central Entrance and Myrtle Street.

The proposed apartment building could add to Duluth's growing inventory of rental properties, including a 15-story high-rise apartment development that's planned for the 300 block of East Superior Street.
