What: Mount Royal Medical Clinic
Where: 1400 Woodland Ave.
Project: Building addition and remodeling existing clinic.
Why it’s needed: The clinic has outgrown the building and isn’t able to use the space efficiently or conveniently for patients. The expanded facility will allow physical therapy to be offered on site.
Background: The neighborhood clinic has been part of the St. Luke’s system since 1996. It offers primary and specialty care services backed by the resources of St. Luke’s hospital. St. Luke’s has been leasing the building for 17 years.
The project comes as development is under way at the 22-acre Woodland Middle School site next door. That development will include upscale student housing, retail and other uses. Mark Lambert, its developer, has said the expanded clinic will complement his project.
Owner: St. Luke’s leases the building from A&L Properties. Waterline Medical Fund II LLC is the listed new owner as of July.
Size: The 8,200-square-foot addition will nearly double the size of the clinic to 15,000 square feet.
General Contractor: Donald Hom Construction, Duluth
Architect: DSGW Architects, Duluth
Project cost: $3.9 million
Timeline: Site work for the addition began in August and is expected to be completed in January. When complete, remodeling of the existing clinic will begin and be done in two phases. The entire project should be completed in the spring.
Status: The addition’s foundation is in, and framing is under way.
Construction jobs: Several dozen construction and trades people will be needed during the project.
