Dollar General store proposed for Gary-New Duluth

A Dollar General store could soon be coming to Gary-New Duluth.

The Duluth Economic Development Authority will decide tonight whether to authorize the sale of city-owned land at 617 Commonwealth Ave. to a developer for $50,000. Imperial Development Co. LLC of Missouri proposes construction of a 9,100-square-foot store between East Stowe Street and East Bowser Street. The structure would then be leased to Dolgencorp LLC of Goodlettsville, Tenn., which operates more than 11,000 stores in 40 states.

The company boasted about $16 billion in sales last year and has plans to open more than 700 stores this year. During the fall of 2013, Dollar General opened a store at Superior’s Belknap Plaza near SuperOne Foods. The chain also has stores in Solon Springs and Minong.

Dollar General Stores carry a wide variety of products, including food, snacks, health and beauty aids, cleaning supplies, basic apparel, housewares and seasonal items, according to a company website.

The property in Gary-New Duluth Dollar General is eyeing is not on the tax rolls, said Chris Eng, DEDA director. If it is developed as proposed, the improved property is expected to generate about $19,200 in annual real estate taxes.

Eng said the store also should help strengthen Gary-New Duluth’s commercial district and further Duluth Mayor Don Ness’ efforts to attract more people to the city’s St. Louis River neighborhoods.

“Part of the mayor’s vision is to bring more business and recreational tourism to that river corridor,” Eng said.

Plans for the new store will be subject to DEDA’s review of landscaping, lighting and walkways.

Jonathan Weimer, an engineer from the Overland Group in Birmingham, Ala., who has been working on the project, did not immediately return a call from the News Tribune on Tuesday seeking additional details.
